About Roots

Roots is a home management app built by homeowners who got tired of tracking their biggest investment in spreadsheets and their heads. It builds your home's maintenance schedule automatically, keeps projects and documents in one place, scores your upkeep with a Home Health Score, and estimates what your home is worth — and what your care and projects add to it.

Where our numbers come from

Content published under the Roots Team byline — including every page in Roots Answers — is generated from the same models that power the app, not written ad hoc:

The Roots maintenance model covers 42 home components and 70+ recurring tasks. Each task carries a recommended frequency and the failure mode it prevents (what actually goes wrong if you skip it). Tasks marked essential are the ones where neglect eventually causes water damage, fire risk, a safety hazard, or an expensive failure. The model is reviewed against manufacturer guidance and industry sources (NFPA, CPSC, appraisal conventions) and updated as the data changes.

The Roots valuation model estimates home value from recent comparable sales — weighted by recency, proximity, and similarity — then adjusts for the home's maintenance record and completed projects. Project returns use typical resale-return rates by project type, adjusted by U.S. Census-division multipliers and depreciated with age. Our estimates are automated estimates, not appraisals, and shouldn't be relied on for lending, insurance, or tax decisions.
